Project: NED Hotel

The project consisted of converting the old Midland bank building (Grade 1 listed) into an sleek modern hotel whilst retaining fabric and finishes in several areas. It was essential that the design for the BMS was carefully considered such that the new installations shall minimise the impact on the fabric of the building and particularly those areas which are of significant historical or architectural value.

The BMS controls and interfaces with the following items:

  • 45 x Air Handling Units
  • 120 x Fan Coil Units
  • Gas boilers
  • CHP unit
  • Chiller units
  • Cooling towers
  • VRF heat rejection/injection
  • Hotel booking system integration
  • Guest room electric Underfloor Heating
  • HV & LV monitoring
  • UPS / electric meter monitoring
  • Interfacing with multiple systems i.e. Lifts etc.

As well as the environmental controls, the BMS is also responsible for monitoring the CCUs (close control units), electric meters and the ATSs (automatic transfer switches) via ModBus, and over the BacNet protocol, the BMS also monitors the Chillers, the FCUs (fan coil units), the AC system and the VRF system. Further integration is utilized by connecting directly to the hotel’s Opera booking system, so that when a room is booked out, we enable the VRF unit for that room and enable the electric UFH within the bathroom.
